Architecture:
The Granby Tower high rise consists of a 31 story high rise condominium tower and a 6 story parking garage.  The living areas of the tower consist of 311 condominium units and 13,000 sq. ft. available for retail space.  The main element of the tower is the post-tensioned concrete that will be used to construct the garage and the tower.  The townhouses and retail space will be constructed using standard wood framed construction.

Building Envelope:
The façade of the tower is comprised of a curtain wall system and metal panels.  This façade is glazed with blue glass and has several aluminum framed windows.

Engineering Systems:

Structural Systems:
            The foundation is a deep mat foundation resting on piles.  The total foundation consists of 1233 pre-stressed square concrete piles of either 90’x14” or 80’x12”.  The main mat foundation consists of 255 piles and 1250 cubic yards of concrete.  The superstructure for most of the building is cast-in-place concrete with post-tensioned concrete slabs.  The town homes and retail areas are partial wood framed construction.

Construction:
            A notice to proceed was issued on July 2, 2007.  Since then construction has started with the foundation.  The piles for the foundation have been driven into place.  Construction is expected to last for a duration of 863 days which will have construction ending in November of 2009.  The contract type is a GMP (guaranteed maximum price).  There is some wood framed construction while the majority of the building is cast-in-place concrete.

Mechanical Systems:
The main mechanical system is a four pipe system with individual exchangers in the units.  The boilers and chillers are located on the top floors.  There are six 87 GPM boilers and one forced draft cooling tower.  There are also four cold water pumps, three tempered water pumps, and six hot water pumps.  The cold water pumps are 1100 GPM, while the tempered water pumps are 1650 GPM, and the hot water pumps are 87 GPM.  There are two different types of heat pumps, split system and water source.  The split system pumps are used in the residential and retail areas, while the water source pumps are used in the common areas and the town homes.

Electrical/Lighting Systems:
          The riser system has sub panels every three floors.  The main systems are 120/208V for the units and 277/480V for the equipment.  The emergency power backup is a 500KW diesel generator.  There are recessed down lights and wall sconces used for hallway lighting.  The wall sconces are metal halide down lights.  Metal halide fixtures are used for the parking garage lighting.  Recessed shower lights are used in the showers while the exit signs are edge lit.  The remaining lights used in the building consist of four foot strip fluorescent lighting and 2x4 fluorescent fixtures.  The recessed down lights have a horizontal lamp.

Transportation System:
          There are five total elevators in the building.  Three of them are passenger elevators that will travel 31 stories.  There is one freight elevator that will travel 32 stories and which will reach the lower level of the machine room.  The last elevator is a hydro elevator that travels from the first floor to the second floor.  Two sets of stairs are located in the center corridor in the same location as the elevators.

Fireproofing System:
            The residential areas from the fourth floor and up are required to have a dry pipe sprinkler system.  All the standpipes are class 1 standpipes.  Smoke detectors and fire alarms are located on every floor.  There is an emergency voice/alarm communication system.  The walls in the residential tower have a fire rating of 3 hours.  The parking garage walls have a fire rating of 2 hours.  The city homes have a fire rating of 1 hour while the retail areas are not fire rated.

Telecommunications:
All telecommunication conduits are equipped with a polypropylene pull line with a tensile strength of 200 pounds.  All voice/data/coax cables shall have a homerun with each outlet being run to the nearest telecom room without splices.
