This building is prominently located at the entrance to the St. Joseph Medical Center campus at the corner of Osler and Irwin Drives immediately northwest of the main entrance. Towson is part of Baltimore County.

This building was constructed as a shell and core building for medical office use. The space has been fit out for individual tenants needs. Architecture:
The DASCO MOB at St. Joseph Medical Center (SJMC) is a 4 story 64,000 sq. ft. rectangular shell and core building. Each floor is approximately 16,000 sq. ft. It is connected to a parking garage by way of a covered walkway. The ground floor is not visible from the east elevation but rises above grade on the three other sides. This floor is occupied by the hospitals radiation oncology center. Two linear accelerators have been added to the ground floor west elevation. These rooms are one story concrete bunkers with 5 foot thick walls for radiation treatment. The first floor houses multi-disciplinary offices. The second and third floors are home to Midatlantic Cardiovascular Associates.

This MOB also features a two story glass façade that is used as an infusion suite. These spaces of the building are individual patient bays overlooking a garden where patients receive chemotherapy. Also located in this building are a CT scanner, a PET/CT scanner, a nuclear lab, and radiology rooms.

Building Envelope:
There are 5 types of exterior wall construction, 4 of these wall types are built above grade and 1 details the construction for walls below grade. Wall types 1 through 4 are built above grade and wall type 5 is below grade.

Listing the construction materials from the inside room to the exterior finish; wall type 1 is a layer of 5/8” gypsum board, 6” structural metal stud, 6” R-19 BATT insulation, 5/8” exterior grade sheathing, an air retarder, airspace, and 4” brick. Wall type 2 is a layer of 5/8” gypsum board, 6” structural metal stud, 6” R-19 BATT insulation, 5/8” exterior grade sheathing, an air retarder, and 4” block. Wall type 3 is below grade and consists of a 5/8” gypsum board, 16” reinforcing masonry block wall, waterproofing, and board insulation. Wall type 4 is a layer of 5/8” gypsum board, 6” structural metal stud, 5/8” exterior grade sheathing, an air retarder, and 4” brick. Wall type 5 is a layer of 5/8” gypsum board, 6” structural metal stud, 6” R-19 BATT insulation, an airspace, 3-5/8” metal stud framing, 5/8” exterior grade sheathing, and 2” EIFS.

The roof is constructed to have sloped sections and flat sections. The envelop of the sloped roof from the inside out is a standing seam metal roof, roof insulation (R-15 minimum), plywood sheathing, and 1-1/2” metal deck. The flat roof construction is as follows, EPDM roof membrane, roof insulation (R-15 minimum), 5/8” exterior grade sheathing, and a 3” metal roof deck.

The windows are all clear anodized aluminum storefront windows. The inboard glass is 1/8” clear float glass followed by a 3/8” airspace, and the outboard glass is 1/8” low “e” float glass.

Engineered Systems:

Structural System:
The main super structure of this building is constructed with steel columns and beams with a reinforced composite concrete slab. The main floors (1-3) are primarily 30’x30’ grid having typical W24x55 outside girders, W21x50 inside girders, and W16x26 joists spanning the 30’ distance. All of these three floors have the same slab construction of a 3-1/2” normal weight concrete topping slab at 4000psi reinforced with 4”x4” W4.0/W4.0 welded wire fabric poured over 3”x18 gauge galvanized composite metal deck. Foundation and ground floor structure is supported by poured 3000psi compressive strength concrete footings with rebar reinforcing supporting wide flange columns. The ground floor slab is a 5” 3500psi concrete slab on grade reinforced by 6”x6” W2.9/W2.9 welded wire fabric poured over 4” porous fill. The roof deck is 3”x20 gauge galvanized metal deck. The mechanical roof top units are supported by a 95’x43’ poured 3-1/2” normal weight concrete topping slab at 4000psi reinforced with 4”x4” W4.0/W4.0 welded wire fabric poured over 3”x18 gauge galvanized composite metal deck.

Mechanical System:
The DASCO Medical Office Building has supply air from two (2) high efficiency direct expansion packaged roof top air handling units. Both air handlers have a cooling coil using R-22 refrigerant with SAT of 55°F summer and SAT 65°F winter. These AHUs are equipped with a 0-100% economizer section with proportionating dampers for 0-100% outside air. AHU-1 provides 37,000 cfm / 7,400 cfm outdoor air to fan powered variable air volume boxes on the ground and first floor. AHU-2 supplies 36,000 cfm / 7,200 cfm outdoor air to fan powered variable air volume boxes on the second and third floors. Each of the 17 total fan powered VAV box has direct digital controller thermostats with three (3) user programmable modes: occupied/unoccupied, night setback, and normal.

The elevator machine room has its own wall mounted air conditioning unit connected to an outside air cooled condensing unit capable of 42,000 BTU per hour. The exhaust air is handled by two (2) 3,000 cfm general exhaust fans.

Electrical:
The utility provides a 1500 kVA transformer which feeds a 480Y/277V, 2,500 amp main switchboard. The switchboard serves four (4) 150kVA, 3f, 480VD 280Y/120 located one on each floor, and both roof top AHUs.

Lighting:
The reflected ceiling plan shows most areas are illuminated by 2x2 or 2x4 recessed fluorescent fixtures. The infusion suite patient bays are equipped with individual lighting controls capable of dimming to comfortable light levels. 

Transportation:
Two (2) 3,500 lbs. capacity hydraulic passenger elevators serve each floor located near the central north side of the building. There is one staircase adjacent to the elevator shaft and another located 120 feet away on the other end of the same corridor.

Fire Protection:
The building has been sprinklered following NFPA 13 for light hazard occupancy. Vertical enclosures (stairs, mechanical shafts, elevator shafts) are rated for two hours.

Special Systems:
This building contains two (2) linear accelerators and a PET/CT scanner. All three of these machines have its own closed loop chilled glycol system for direct cooling of the equipment. A large infusion suite is comprised of individual patient bays where chemotherapy is administered. This section of the building faces east with a two story glass façade overlooking a landscaped garden area.
