Electrical

The primary electrical service to the building is owned and maintained by Massachusetts Electric Co. (MECo.)The primary service is provided to the pad mounted transformer which distributes 480/277 volt service to the building. The secondary service feeder is provided from the utility company transformer to the interior switchboard. The switchboard is 480/277V, 3 phase, 4 wire, and 2400amps. From the switchboard, electricity goes to lighting and receptacle loads, as well as specialty loads including HVAC, plumbing equipment and laboratory equipment.

There is also an indoor diesel driven engine emergency generator and a diesel fuel tank located in the penthouse. The emergency electric power is used to support life safety, auxiliary and animal facility loads.

Lighting

The primary lighting system for the elevated floors is recessed mounted fluorescent fixtures with size of 1’x4’ and 2’x2’, and various numbers of lamps (1 to 4). In the area where recessed fixtures are not used, pendant mounted fixtures are used. 6” recessed mounted compact fluorescent downlights or wallwashers are also used for corridors and restrooms. In the basement, 4” industrial strip lights are used for mechanical room, 6” recessed mounted compact fluorescent downlight for the lunch room and wall mounted fluorescent stairway fixtures are used for the stair.

Fluorescent lighting is 277 volt, single phase while incandescent lighting is 120 volt, single phase. Electronic ballasts and octron lamps are used for all fluorescent lighting. Dimmers with a rating of 2000 watts minimum are provided for all incandescent lighting. For rooms over 500 square feet, multiple switch controls are provided. Rooms that are below 500 square feet are single-switch controlled.
